Erith Baths: Urban London for First Time Buyers

Bringing modern Shared Ownership homes to a South East London area steeped in history, L&Q is launching a brand new development in the London Borough of Bexley.

On the grounds of the former Riverside Swimming Baths in the heart of Erith town centre and with views of the River Thames from the upper floors, Erith Baths will comprise 44 one and two bedroom apartments and four bedroom houses, all of which will be available to purchase through L&Q’s Shared Ownership programme.

Lucy Chitty, L&Q South Sales and Customer Services Director, comments: “In addition to our major redevelopment of the nearby Erith Quarry, we are delighted to be launching a collection of Shared Ownership homes in the heart of the South East London area. With easy and quick access to central London and fantastic views across the River Thames, Erith Baths is ideal for first time buyers looking for their first step onto the property ladder.”

Residents will benefit from easy access to green space, with Riverside Gardens, an area feature since the 1940s, and Erith Pier, the longest pier in London and site of the Erith Pier Festival, only moments from the new development. Shops, gyms, and restaurants are also in walking distance for residents, while the urban riverfront area is a key target of Bexley Council’s ambitious regeneration and growth strategy.

The town centre is set to be transformed in coming years, with local initiative Brilliant Bexley funding significant changes in Erith aimed to improving public areas, including pedestrianising theErith Baths: Urban London for First Time Buyers   town centre and encouraging small business endeavours. The area has a deep culture of urban craftsmen working alongside nature.

With a strong focus on creating and maintaining green spaces, The Borough of Bexley has over 100 parks, providing dedicated safe and clean outdoor spaces for local residents, including playgrounds and cycle routes.

Ideal for city workers, Erith is well connected by bus and rail; Erith Station to London Bridge takes just 30 mins and Charring Cross just 45 mins, and connections will only improve when Abbey Wood and Woolwich Stations are completed as part of the Crossrail project in autumn 2019.

The first phase of eight apartments will launch in November 2018. Prices start from £77,875 for 35% of a 1 bedroom apartment (FMV £222,500), and £96,250 for 35% share of a 2 bedroom apartment (FMV £275,000).

The onsite show home will be open Thursday - Monday 10am - 5pm, Sunday 10am - 4pm. Viewings are by appointment only.
